What is the normal length of Tenancy?

It is most common in residential properties that tenancies are arranged for fixed periods, usually for 6 or 12 months. These being negotiated at the expiry of each period.

Can I choose the tenant?

Yes, the owner or through his/her agent can personally select the tenant he thinks most suitable.

Can I inspect the home?

Yes, you can, as long as the tenant is notified under the Residential Tenancies Act 1987 with minimum of seven days notice to be given. One of the conditions of the tenancy agreement is that the tenant permits the owner/agent to inspect the property at any time during the tenancy.

How are rent collections handled?

Tenants are given a choice of how to pay their rent. This could include:
- direct transfer,
- B-Pay,
- money order or
- Bank cheque.

What is ROUTINE INSPECTION

Inspections are done to ensure the upkeep of the property by the tenant and that maintenance is carried out in order to preserve the standard of the property. Owners will receive a copy of the Routine Inspection Report detailing the condition of the report and highlighting any maintenance requirements, which may need attention.

What is PROPERTY CONDITION REPORT

This is a report that is compiled at the start of a tenancy before tenants moving into the property. This report outlines the condition of the property and is used when the tenant vacates to ensure that the property is left in the same condition.
